Does a Smaller House Cost More Per Square Foot?
Almost every building-cost guide says yes — that fixed costs like the kitchen, the mechanicals and the permit get spread over less floor area, so small homes cost more per square foot. We believed it too, and said so on this site. Then we tested it against 2,706 individual house records from the U.S. Census Bureau. The data does not support it. Median contract price per square foot varies by just 7 percentage points from the smallest houses Census observes to the largest, with no consistent direction.
What this is. Census publishes summary tables of new-home costs. It also releases the underlying per-house records as public use microdata, which almost nobody reads. This page is an analysis of those records — 2,706 contractor-built single-family houses from the 2022 Survey of Construction, weighted by the survey's own weights, with Census-imputed values excluded. Contract price excludes the lot. The full analysis is published as machine-readable JSON under CC BY 4.0, and the script that produces it is deterministic.
1. The size curve is flat
Grouping every record by floor area and taking the weighted median of contract price per square foot within each bracket gives the table below. If the fixed-cost theory were right, the top row would be dramatically higher than the bottom. It is not — the smallest bracket comes in at $151.16 and the largest at $145, against an overall median of $147.22.

Why doesn't the fixed-cost effect show up? Because it is real in engineering terms but offset in the market. The physics is sound — a kitchen costs roughly the same whatever it sits in — but the small contractor-built houses in this sample are also specified more simply than the large ones. Modest finishes on a small footprint and high-end finishes on a large one land in roughly the same place per square foot. The two effects cancel.
The limit of this finding: the smallest house in the sample is 740 sq ft and the largest is 8,400 sq ft. This says nothing about a 400 sq ft backyard cottage, and detached accessory dwelling units carry costs — equipment access to a built lot, new utility runs to a second structure — that this survey universe does not represent. Within the range Census actually observes, though, a flat rate per square foot is defensible.
2. Any single “cost per square foot” hides an enormous spread
The more useful finding is how much variation a point estimate conceals. Across the whole market, the middle half of contractor-built homes ran from $110.34 to $197.5 per square foot. Stretch to the 10th and 90th percentiles and it is $83.85 to $262.86 — a better than threefold range on the same unit.
This is the number to keep in mind whenever you see a single cost-per-square-foot figure quoted anywhere, including on this site. It is a point on a very wide distribution, not a price.
3. Like-for-like, the spread collapses to about ±8%
That threefold range is mostly quality and geography, not noise. Hold both constant and estimates become far more reliable. Grouping records into price quartiles — a stand-in for quality level, since the microdata has no quality field — and then splitting by census division gives 30 cells of comparable houses in comparable places. The median interquartile spread inside those cells is -8% to +8.7%.

This is the check that matters for our own calculator. Our estimates show a range around each quality tier, and that range was previously a round number we had chosen rather than measured. It turns out to sit slightly wider than the federal like-for-like interquartile spread — conservative in the right direction. 4. Where you build moves the number far more than how big you build
Size changes median cost per square foot by 7 points. Geography changes it by considerably more. Census divisions are finer than the four regions most cost data is reported at, and the gap between the highest and lowest is the single largest effect in this dataset.

Method, and what it cannot tell you
- Source — U.S. Census Bureau, Survey of Construction 2022 public use microdata. Retrieved 2026-08-24.
- Universe — Contractor-built single-family houses (SOC category 2); contract price excludes land. Houses built for sale by a developer are a different market and are excluded.
- Records — 2,706 usable, after dropping 183 with Census-imputed price or floor area.
- Weighting — All percentiles weighted by the SOC WEIGHT field.
- Suppression — any cell with fewer than 25 records is reported as too small rather than given a number.
- Quality proxy — the microdata has no quality field, so price quartile stands in for it. That is circular for measuring price levels, which is why it is used only to measure spread within a band, never to set one.
2022 is the most recent SOC microdata Census has published. Use this file for structural relationships (how cost varies with size, how wide the spread is) rather than for current price levels. Dollar figures on this page are 2022 dollars and are lower than current costs; for where prices are now, see current construction indicators.
